One fixed scope for the backyard of your new home: the pool with its sunshelf and spa, two fire and water bowls, the finishes, a travertine deck with grass strips and a complete Jandy equipment pad controlled from your phone. Engineering and every permit fee are already in the price.

Potential advantages

A sunshelf made for lounging. 6' x 14' with two LED bubblers and its own light.
Spa and pool together. A 6' x 8' spa with 6 therapy jets and an air blower, controlled from the same app.
Fire and water. Two Corinthian bowls pour water into the pool and light up at night.
Year-round water. The Jandy VersaTemp heats in winter and chills in summer, all from the iAquaLink app.
Permits with no surprises. Every permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color, deck material within the allowance, and the fire bowl color and shape.
Optional add-ons. Privacy hedge, sprinkler bypass, Zoysia sod, fence and gates are not in the total.
Site conditions. Dewatering, muck or rock found during excavation are not included.
Timeline. About 3 to 6 weeks of engineering, up to 15 days for permits, then 60 to 90 days of construction.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the proposal lets engineering start; we then confirm the finish color, the deck material, the fire bowl style and any add-ons together.
